
Build-to-Rent: Maintaining Quality Placement and Finishing while Managing an Accelerated Schedule
The BTR Project at a Glance
This Build-to-Rent community is a large-scale cottage-style rental development in North Georgia spanning approximately 34 acres. The project includes nearly 200 units across 40 buildings, along with shared amenities.
Following an aggressive horizontal phase, the builder transitioned to vertical construction in roughly 11 months, requiring a concrete partner capable of supporting rapid, high-volume production without compromising quality or inspections.
Our Approach
The team coordinated with the builder's schedule, managing concrete operations on a building-by-building basis to maintain momentum. Scheduling, materials, and labor were organized in advance to prevent downtime and ensure daily production. Two concrete crews worked simultaneously, alternating lots for efficiency and consistent quality.

We combined technical expertise with disciplined field execution to keep production on schedule. Due to site conditions, turndowns where required to account for elevation changes, and unstable soils were addressed using hand-dug and helical piers. Our team served as the concrete subject-matter expert, making proactive weather-related decisions and coordinating closely with builders, suppliers, and crews.
Cold-weather additives and curing controls were implemented to protect slab integrity and finish quality. Jobsite cleanliness was prioritized—lots were cleaned immediately after slab completion, and materials were recycled directly to the next scheduled building to support continuous production.
The Outcome
Concrete operations maintained steady production without creating schedule risk. There were limited failed slab inspections outside of unforeseen site conditions, and no delays tied to concrete work. Slabs consistently met quality standards and uniform finishes across the community.
